Villa Venyce is a traditional, canal and sound-front neighborhood south of Highway 98. It is across the street from Grandpointe and is built along the Inter-Coastal Waterway of Santa Rosa Sound.
Built around an extensive network of canals, Villa Venyce’s Waterfront Homes boast Deepwater Access to the Gulf of Mexico. It is not unusual to see large sport fishing boats moored in many of the backyards in the neighborhood. The homes were built mainly in the 70’s and 80’s. Most are brick and ranch-styled, with a few custom split plans and two stories sprinkled throughout, here and there. These older, Canal-Front Homes are often the best value in protected Deepwater, Waterfront in the Gulf Breeze Florida Real Estate Market.
Although the neighborhood has a few years on it, many of the homes have had extensive upgrades and renovations. The neighborhood is well-established and is considered a great place for kids since its inception. It is in the highly-coveted Santa Rosa County School District. Children attend Gulf Breeze High School, Gulf Breeze Middle School and Gulf Breeze Elementary School.
Santa Rosa Sound is created by the Gulf Breeze peninsula to the north and Santa Rosa Island to the south. Santa Rosa Island stretches from the Pensacola Pass to the Destin Pass and is home to Pensacola Beach, Navarre Beach, The Gulf Islands National Seashore and Ft. Pickens National Park.
Pensacola Beach is home to many Waterfront Restaurants. They can be visited by water, and many residents of Villa Venyce make the short boat ride across Santa Rosa Sound to dine at such places as The Grand Marlin, Flounders, Peg Leg Pete’s or The Paradise Bar and Grill. These eateries all have boat docks for their customers, great food and live music.
Next to Gulf Breeze Proper and the Gulf Breeze neighborhood of Grandpointe, Villa Venyce is one of the closest bedroom-community neighborhoods to Downtown Pensacola and all of its historical Real Estate.

The high-tech robotic-look of Daft Punk is another top choice for Halloween 2013.
Having listed the above Top-10 Halloween Costume Choices, I have to admit, I still like seeing the good, old costumes from my youth. Give me a witch, a vampire, a pretty fairy princess, a scary dinosaur or a ghost; and I am ready to throw upon the door and hand out Halloween candy, while feeling a sense of happy nostalgia.
Remember to visit friends and neighbors you know first, and then, only houses with lights on indicating trick or treaters are welcome. Be safe! It is always smart to travel in large groups if possible. Retailers have gotten into the act, too. Cordova Mall, Publix and other area shops take part in handing out Halloween Treats. If you have wee ones, these indoor venues may be the perfect spot to collect goodies with your little beggar. Having your own Halloween Bash is another way to celebrate and provide candy treats to your family and friends without having to go house to house!
Thinking ahead to 2014, you may want to have your digital camera on-hand to snap shots of those stand-out costumes, so that you can replicate them next Halloween.
Happy Halloween and may the full moon rise up to greet you!

And, of course nowadays, the beggars arrive in style via a myriad of special chariots!
Back when I went trick or treating, we always walked around our neighborhood or nearby neighborhoods to snag the choice morsels that we craved on Halloween night.
Nowadays, it is not unusual to see kids “bused” or “driven” into the “prime” neighborhood haunts where the best candies and treats are handed out. From the golf cart, to cars, to pick up trucks with decorated trailer beds, there is no end to “how” the little goblins are carted from place to place to scare up the treats that please.
Some of the Best Neighborhoods are listed here to give you a head start on a blue print you may want to map out for your excursion on Halloween 2013!

Celebrating Halloween is sure to create memories to last a lifetime!
Just make sure to be safe. Stay in groups and travel with an adult. Adults, please remember to enjoy the festivities, but don’t partake of any alcoholic beverages if you are driving children around for the event! Drive cautiously! Remember to watch carefully for the little spooks that will be dashing from house to house. They are likely to be more focused on getting that next handful of candy and will not be focusing on the car coming up the road. Only visit houses of those people you know or where there are lights on indicating trick or treaters are welcome.
Do not let your children eat any of their candy until you have visually checked it to make sure all wrappers are intact, and for an added safety measure have your child’s candy x-rayed at a local hospital.
Happy Halloween to all ghosts and goblins!

If the wind is blowing you to Northwest Florida, let me show you the coveted Real Estate that the city of Gulf Breeze, Florida has to offer!
It is difficult to write a complete article concerning Pensacola Florida Real Estate, without mentioning Real Estate in the charming and desirable area of Gulf Breeze, Florida located across Pensacola Bay and the City of Pensacola, Florida.
Gulf Breeze was originally a small bedroom community on the part of a peninsula that lies west of the Naval Live Oak Reserve. Over the years, it has expanded much farther east. The Naval Live Oak Reserve is a large green belt area that is part of the National Seashore, which is in turn, part of the National Park System. It creates the eastern boundary of what is now known by locals as Gulf Breeze “proper”, or in other words, the original core neighborhood of Gulf Breeze.
Gulf Breeze Proper was developed primarily in the 1950’s through the 1980’s. It includes some of the highest residential waterfront elevations in the State of Florida. There are elevated, multi-million dollar homes sitting atop high bluffs, overlooking picturesque bayous, surrounded by huge Spanish moss covered oaks. There are also lower-elevated beach level homes. Gulf Breeze has some, if not, the most desirable Real Estate in all of Northwest Florida. The interiors area of “the proper” is also highly regarded as a great place to live, for its laid back Florida lifestyle, sense of community and highly-rated Santa Rosa County Schools.
Even though the term “location, location, location” has become a real estate cliche, there may not be another area in Northwest Florida that it applies to better, than “the proper”. Because it is only three miles across the Pensacola Bay Bridge, you can be in downtown Pensacola in minutes, to enjoy a Blue Wahoos’ baseball game,a Pensacola Ice Flyers’ hockey game, or to eat at one of the many great restaurants including McGuire’s Irish Pub or Jerry’s Drive-In, which have both become Pensacola landmarks and tourist attractions. Or, if you prefer to go to the beach, you can be on Pensacola Beach in minutes as well, to visit the Pensacola Beach Fishing Pier, or Ft. Pickens, a pre-Civil War era fort that has been preserved as part of the National Seashore, or just enjoy some of the world’s whitest beaches.
So, if you are considering buying a home in Pensacola, let me guide you across the bay to look at Gulf Breeze. You will be glad you did! Contact me here or call me, Jim Holland, directly at 850-206-6140.
