The name Chevalier comes from the original airfield at Pensacola NAS, which was named after one of the first Naval Aviators. Godfrey Chevalier who was designated as Naval Aviator #7.

So it is no surprise that Chevalier, like the popular Southwest Pensacola neighborhoods  of Emerald Shores and Chandelle that are to the east and west of it, has been popular with Navy and Civil service buyers and retirees from the time it was built.

Chevalier consists of homes from 1800 to 3000 square foot contemporary 3 and 4 bedroom with mostly brick construction.

Quite a few of the homes have pools and many have enclosures. Almost all have two car garages.

It is very convenient to the Beaches of Perdido Key and the new Publix grocery store just a few miles to the west.

Chandelle Subdivision Report on Pensacola Real Estate News

The Southwest Pensacola neighborhood of Chandelle is a classic south Florida style neighborhood of mostly stucco homes with a few brick homes scattered throughout.

Chandelle was built in the late 1990’s through the 2000’s and I think almost all,  if not every home, was built by Classic Homes, a well respected local builder.

 Chandelle is fairly unique in Pensacola real estate, because it is built around a series of small lakes that give many of the homes water front. Also, in the classic south Florida design, many of the homes have large lanais and screened in pools.

Classic was one of the first builders to start building this design and they still build some of these same floor plans in newer Pensacola real estate neighborhoods, such as Nature Trail.

 Sales in Chandelle always seem to be good, mainly because of its proximity to Perdido Key, and Pensacola NAS the National Naval Aviation Museum,and Pensacola Corry Station. If you live in Chandelle you will most likely have Navy or Civil Service folks for neighbors, as it is just minutes from the back gate of Pensacola NAS.

It is also very close to the Gulf Island National Seashore which is my favorite beach in all of North West Florida. It has about seven miles of undeveloped pure white beach that ends at Pensacola pass and is a protected federal reserve. It is home to large osprey and heron populations and an occasional bald eagle. And, on any given day you are likely to see dolphin swimming by.

Pensacola Beach Real Estate Foreclosures Portofino

I wanted to post a little bit about the condominium market on Pensacola beach that I find interesting.

First, that we have a total of 124 active condos listed, and in 2011 we sold a total of 149.

That indicates to me that by the end of this year we may have consumed most, if not all of the excess inventory that has been on Pensacola Beach for the last several years.

 I know  a lot of people think that the number of foreclosures still to come will keep inventory high, but according to the Pensacola MLS, of the current 124 condos for sale on Pensacola Beach only 9 are foreclosures or short sales, and as you can see by the chart below six of those are in Portofino,which only leaves four foreclosures or short sale starting off the year.

That is a far lower percentage of  foreclosures or short sales than the rest of the Pensacola Real Estate market,and far lower then we have had on Pensacola Beach for years.

Shepherds Grove Subdivision is a Great Neighborhood if you are looking for Great Schools in the Pensacola Real Estate Market

The Indian Lake Sudivision is Unique in Pensacola Real Estate and Northwest Florida

The Indian Lake subdivision being built by D.R. Horton Homes in Pensacola Florida is a pretty unique neighborhood in regards to Northwest Florida real estate because it has two features that most of our new home developments don’t have.

 

The first one, of course, is an actual usable and beautiful private lake that residents can fish and boat in. Although we are blessed to have an abundance of fresh water lakes in our area, nothing  beats having one right in your own neighborhood!
