This past May, Shane’s Rib Shack opened in Pace, Florida. It is a spectacular, family-friendly barbecue restaurant serving lunch, dinner and carry out meals! Pensacola Real Estate Professionals gives it a big thumbs up for the mouth-watering pulled-pork, ribs and chicken wings, to name just a few of Shane’s menu items.
With Thanksgiving a few days away, and family members gathering, why not head to Shane’s Rib Shack for a family barbecue before the big Thanksgiving feast?! It is well worth the trip! It is close to Stonebrook Village, Cottonwood, Covington Woods, Winners Gait, Hammersmith, Abernathy, Plantation Woods and Ashley Plantation. Their central Pace/Milton location puts them in close proximity to these neighborhoods, as well as the many others in the area.
There are also locations nearby in Gulf Breeze, Florida and Mobile, Alabama.
Shane Thompson built his business around hard work, family support and out-of-this-world food. He believes in giving people more than what they pay for and he believes in treating everybody like family. Family comes first, but darn good barbecue is a close second in his opinion. We heartily agree!
His dream started in the Atlanta, Georgia area, when he dusted off his grandfather’s secret recipe and opened his first shack in 2002. Shane’s Rib Shacks can now be found across America. We are lucky to have three in our general vicinity.
Try Shane’s chicken wings. They are so moist and delicious, they just fall off the bone! The Big Dad’s pulled-pork sandwich is to die for, too! The french fries are crisp and flavorful and their salads are full of the freshest ingredients! It doesn’t seem like you can go wrong with any selection off of their varied menu!

“As I was walking down the street, down the street, down the street…”
I was just remembering the song “Buffalo Gals” with the above line from the movie “It’s a Wonderful Life” with the incomparable Jimmy Stewart and Donna Reed, as I was poised to write this informational piece on the Cottonwood Subdivision in Milton, Florida. The charm of Bedford Falls, where this story takes place, makes me think of Cottonwood.
Nestled in the heart of Milton, Florida, this delightful neighborhood of homes ranging in size from 2,044 square feet to 4,348 square feet beckons to those who are desirous of a home close to big city amenities, beaches, schools, churches, as well as to rural pleasures, such as fishing, hiking, horse back riding, canoeing and kayaking.
There is a warm feeling that permeates throughout Santa Rosa County and although the Real Estate options range from unassuming, to tropical, to extravagant, the people are gracious and friendly.
Santa Rosa County was created in 1842 . It was named for the Roman Catholic saint, Rosa de Viterbo. The County can be divided into three distinct sections: South Santa Rosa, Central Santa Rosa and North Santa Rosa. The sections are centered on the main east/west roads that pass through the County.
South Santa Rosa County comprises the area from Holley and Navarre in the east to Gulf Breeze at the western end of the Gulf Breeze Peninsula (Fairpoint Peninsula), and along U.S. Highway 98. A section of Santa Rosa Island, containing the unincorporated community of Navarre Beach, is also part of South Santa Rosa County. Major bodies of water including Santa Rosa Sound, Pensacola Bay and East Bay strongly influence the housing and life style of citizens here. This fast-growing region serves primarily as “bedroom communities” for Pensacola to the west of Hurlburt Field, Fort Walton Beach, and Eglin Air Force Base to the east. The U.S. Navy presence is marked by Whiting Field, NOLF Spencer Field and the former Ellyson Field.
Central Santa Rosa County is the area north of the bays and south of the extensive forests separating it from North Santa Rosa. The central section developed along “The Old Spanish Trail” that ran from St. Augustine on the Atlantic Ocean all the way to New Orleans, and further points west. Today, U.S. Highway 90 closely parallels the old trail. The county seat, Milton is located where the trail crossed the Blackwater River. To the west of Milton, the fast-growing community of Pace have turned the west central part of the county into one large “bedroom community” for people who work in the industries here and in Escambia County, to the west. Interstate 10 passes through this section of the county.
Northern Santa Rosa County is forest and farming country. The only town in the north is Jay. Most development has been along State Road 4, which runs through the northern sections of Escambia, Santa Rosa and Okaloosa counties. A large oil and natural gas field around Jay produced a great deal of oil, and many many farmers millionaires in the 1970s and 1980s, but the field has been depleted and is producing little oil today. The citizens here, for the most part, returned to farming and forestry for their livelihoods.
Today, Milton and Pace Florida continues to grow and thrive. The Real Estate Market has bounced back from the down turn and buyers and sellers are reaping the benefits.
Case in point, there are currently 18 listings in Cottonwood with an average sale price of $272,501. Of these 18, there are 12 either under construction or slated to be built. Timberland Contractors, LLC and D.R. Horton are the preeminent Building Experts in this neighborhood. Ground was first broken here in October, 2005, and since then, 71 homes have sold at an average price of $257,150.

The origin of the name Milton is uncertain, but may have been derived from “Milltown”, demonstrating the importance of the lumber industry in the area. The railroads came to town in the 1880’s bringing a new dimension to the commercial activities of the area.
As forests were cleared, farming became a major industry with cotton and peanuts becoming the staple crops. In the early part of the 20th Century, the City of Milton began providing many of the services and conveniences of larger cities.
As WWII approached, the trees were disappearing and the lumber industry began to decline. But war produced the need for Naval Aviators and the U.S. Navy built N.A.S. Whiting Field north of Milton. Over time, Whiting Field and its associated out lying fields, became the preeminent training facility for Naval Aviators and a vital part of this community.
Today the local population is comprised of a nice blend of young families, retirees and military personnel.
Current Real Estate Listings range from 1,305 square feet to 2,623 square feet with the average purchase price being $134,560. Timberland Contractors, LLC is the only Builder with Real Estate under construction or slated to be built in the neighborhood. There have been 176 Real Estate Listings sold here with an average selling price of $117,094.
Plantation Woods Phase III is close to downtown Milton, Florida, where residents can frequent antique shops and locally-owned eateries, such as David’s Catfish House and The Blackwater Bistro.
If you enjoy hiking and biking, Blackwater State Park is a favorite destination for these activities or for canoeing, kayaking, horseback riding or camping. It is a short drive from Plantation Woods Phase III.

Covington Woods Subdivision, in the heart of Pace, Florida is becoming a “contender”! Begun in April, 2007, and centrally located off of Highway 90 and Bell Lane, Covington Woods is made up of homes averaging in size from 1,322 to 2,944 square feet with an average listing price of $166,495.

Villa Venyce is a traditional, canal and sound-front neighborhood south of Highway 98. It is across the street from Grandpointe and is built along the Inter-Coastal Waterway of Santa Rosa Sound.
Built around an extensive network of canals, Villa Venyce’s Waterfront Homes boast Deepwater Access to the Gulf of Mexico. It is not unusual to see large sport fishing boats moored in many of the backyards in the neighborhood. The homes were built mainly in the 70’s and 80’s. Most are brick and ranch-styled, with a few custom split plans and two stories sprinkled throughout, here and there. These older, Canal-Front Homes are often the best value in protected Deepwater, Waterfront in the Gulf Breeze Florida Real Estate Market.
Although the neighborhood has a few years on it, many of the homes have had extensive upgrades and renovations. The neighborhood is well-established and is considered a great place for kids since its inception. It is in the highly-coveted Santa Rosa County School District. Children attend Gulf Breeze High School, Gulf Breeze Middle School and Gulf Breeze Elementary School.
Santa Rosa Sound is created by the Gulf Breeze peninsula to the north and Santa Rosa Island to the south. Santa Rosa Island stretches from the Pensacola Pass to the Destin Pass and is home to Pensacola Beach, Navarre Beach, The Gulf Islands National Seashore and Ft. Pickens National Park.
Pensacola Beach is home to many Waterfront Restaurants. They can be visited by water, and many residents of Villa Venyce make the short boat ride across Santa Rosa Sound to dine at such places as The Grand Marlin, Flounders, Peg Leg Pete’s or The Paradise Bar and Grill. These eateries all have boat docks for their customers, great food and live music.
Next to Gulf Breeze Proper and the Gulf Breeze neighborhood of Grandpointe, Villa Venyce is one of the closest bedroom-community neighborhoods to Downtown Pensacola and all of its historical Real Estate.
