<p>The first one, of course, is an actual usable and beautiful private lake that residents can fish and boat in. Although we are blessed to have an abundance of fresh water lakes in our area, nothing  beats having one right in your own neighborhood!</p>

<p>Even though it feels like you are living in the country, Indian Lake is only about 25 minutes to <a href="https://www.netc.navy.mil/centers/ceninfodom/" target="_blank">NAS Corry Station</a></p>
<p>The only down side of Indian Lake is that, as of the posting of this article, it is nearly built out,so you will need to act quickly if you would like to get a new D.R. Horton Home in Northwest Pensacola.</p>

<p>Bristol Park is located in NorthWest Pensacola. The subdivision is accessible from Jacks Branch Road (County Road 97) just west of County Road 297A.</p>

<p>Bristol Park has a lot of advantages. It is a fairly large subdivision, which is great for walking and bike riding. The look of the homes varies, unlike many neighborhoods where it is obvious that one builder built all the houses.  The majority of the subdivision has sidewalks.</p>
<p>While there is not a mandatory home owners association membership, all the homes and yards are very well kept. Bristol Park is also <strong>within just a few minutes of Interstate 10</strong>, which allows for short travel times to the most popular areas of Pensacola.</p>
<p>Bristol Park still has a few vacant lots on which new homes can be built. These lots are owned by Adams Homes and they are ready and willing to build.</p>

The average price increase was just the result of several higher dollar homes that sold in Bristol Park in 2009. 2008 was a dismal year in Bristol from a Days On Market standpoint. But that appears to be improving.</p>

<p>There is no map available for Logan Place, as it is a brand new subdivision. However, I clipped a map from the area and indicated where Logan Place is on the map by the red thingy. There are many vacant lots still available in Logan Place, and the homes that are currently built are extremely beautiful stucco homes, both in contempory and two-story styles.</p>

<p>Although not common knowledge, I have learned that the builder, <strong>Adams Homes, is offering a $10,000 price reduction to buyers on existing homes in Logan Place</strong>. This offer is for a limited time (I don’t know exactly how long this offer will be in place. Maybe through April, but don’t quote me on that. You would be better off calling me and letting me see what kind of deal I can get for you.)</p>

<p>The table shows property appreciation rates in Mayfair since 1998. The Pensacola MLS data prior to 1998 is not available, and only the last few months of 1998 are available.  </p>

<p><strong>Analysis of the table</strong>: Mayfair is a very affordable subdivision. You can purchase many homes in Mayfair and have a monthly payment that is right around the rent you would be paying in a similar home. Thus <strong>I believe Mayfair homes will hold their value well</strong>, even in a declining market. Note that home sales in Mayfair peaked in 2005 with 76 homes sold, and is at a low last year with only 37 sold. There are values in Mayfair that any renter should consider purchasing, instead of throwing money away on rent year after year.</p>
<p><strong>Homes in this price range are selling much faster than homes in higher price ranges</strong>. There will always be buyers looking for homes in this price range. Also note that this market downturn has only brought down the values in Mayfair, on average, by 4.8% from the previous year. This is a very small percentage when compared to other areas in Florida.</p>
<p>Mayfair is a great neighborhood for first time home buyers or for investors looking to build a portfolio of rental properties. If you are a handyman and like to fix up homes yourself, you can find some very good deals on fixer uppers in Mayfair.</p>

<p>Mayfair is called by several different names depending on where you look, including Mayfair, Oakcrest, and Carriage Hills. This report includes the area delineated on the map, since it is not clearly defined as to where one area starts and another ends. </p>
<p><strong>Mayfair is located in the northwest part of  Pensacola</strong>.  It is not within the Pensacola city limits. Mayfair is accessible from Fairfield Drive and  Mobile Highway. It is convenient to the Pensacola Naval Air Station, Saufley Field Naval Base, and downtown Pensacola. Most other popular Pensacola locations can be reached in a relatively short amount of time from Mayfair.</p>

<p>Mayfair is a neighborhood with very affordable homes. Many homes are the older cinder block style homes built in the 1950s and 1960s. If you are looking for an affordable home that has been remodeled and upgraded, Mayfair always has some of these homes for sale. If you are in the market to get a very inexpensive home and fix it up yourself, Mayfair can accomodate. Mayfair also has many properties that are rentals, making it a good neighborhood for investors or those who need to rent for a while before buying. </p>

<u>Foreclosures</u>: Of the homes currently listed for sale in the Pensacola MLS, 1 is a foreclosure property.  <br />Mayfair does not have a Home Owners Association. They do however have organized neighborhood meetings, so there are ways to get involved in the neighborhood.</p>
<p><strong>Average Days On Market</strong> for homes sold in 2007 was <strong>115</strong>. </p>
