Here is another weekly Pensacola real estate market report. This one covers the week of June 8-14. We saw a big jump in sales at the end of May, but that is attributed to an end-of-month spike in real estate sales, since more closings tend to take place toward the end of the month. It was just a bigger spike than we are used to seeing. However, this may indicate that the Pensacola real estate market starting to creep back up again. I’ll be watching closely for the end of June numbers to see if the market continues to show some signs of life.  

The overall home sales for May were 437, which is higher than any month since August of 2007.  

For June of 2008 we appear to be seeing the same slow market as we’ve seen all year. None of the numbers really jump out and tell us anything new. It is nice to see the inventory of homes on the real estate market continue to drop, albiet slowly. 
  

  

   Median Home Sales Price Jumps    

Surprisingly, the median home sales price took a significant jump. The median sales price is the price that lies in the middle of the prices of home sold. In other words, half of the homes sold for more, and half the homes sold for less.

 

  Why are all these great home values just sitting?  

As always, I am wondering when buyers are going to recognize the incredible deals that are available out there right now. It will probably be once the market starts moving up again, and then you will hear everyone lamenting that they didn’t buy when the market was at its lowest. They may also be lamenting having to pay a higher interest rate in the very near future.

I hope everyone is having a great Pensacola new year. As the table shows, the Pensacola real estate market slowed down for the holidays. While sales are weak we do see that there was a drop of over 100 active listings. This shows that perhaps the trend towards fewer properties on the Pensacola real estate market is continuing. 

If you are a regular reader, you may notice some changes in the table. I have added the Median price of homes sold in the Pensacola real estate market. This gives a more accurate depiction of what is selling in our market. Note that the average price jumped significantly, but that was only because 2 Pensacola condos sold for over $2 million. That is not typical and does not reflect Pensacola real estate sales overall. Sorry for taking this long to have this epiphany.

The numbers in the table show a clear picture of the Pensacola real estate markets on the beaches. Properties on the beaches of Pensacola Florida are were selling slowly in December, just as they were the previous month – See Pensacola Real Estate News – November 2007 report.  The tables from last month and this month show that total active listings on the Pensacola beaches have dropped from 794 to 662.  This is a 20% drop in active residential listings on the beaches from the previous month.  

Note: The actual number of Pensacola Beach condos sold in December was 23. However, 20 of those sold appear to have been sold to a single investor. All were at 18 Via Deluna drive. I chose not to include those Pensacola Beach condo sales in the table because they would distort the true state of the real estate market on the beach.

The inventory of homes for sale in Pensacola has continuted to drop, but the Pensacola real estate market is still a buyer’s market. The most noteable statistic in this month’s data is the large number of withdrawn and expired listings. The Pensacola MLS data shows that 282 listings expired or were withdrawn on December 31. Apparently many listing contracts were expiring at year end.
